Two kinds of Sacramento house, two kinds of visit
The older core and the newer tracts produce different inspections. In East Sacramento, Midtown, Land Park, Oak Park and River Park the houses mostly predate 1975, which means a raised foundation over a vented crawl space, a vented attic above, and a canopy of mature street trees reaching the ridge. Roof rats dominate, and the list of openings runs from the foundation vents to the gable.
In Natomas, across the southern edge of the city and out into Elk Grove and Roseville, the stock is newer and largely slab-on-grade. Nothing can live under the floor, so the work moves overhead to the roof returns, the gable vents, the HVAC penetrations and the garage door corners. River Park, Campus Commons and West Sacramento add a third pattern, where Norway rats come off the levees after heavy winter rain and into garages and crawl spaces at ground level.
